What does this mean for renters?

Recent figures from Zoopla suggest that the rental market in England is tightening again, with fewer homes available to rent, more tenants looking for accommodation and rents beginning to rise more quickly in many parts of the country. Those headlines matter, but national averages only tell part of the story.

As a landlord operating in Maidenhead, Odiham and Worcester, we are often asked what broader market reports mean in practice. The answer is that conditions vary considerably from one area to another, and understanding local markets is just as important as following national trends.

For anyone interested in the detail, the national figures discussed in this article are drawn from Zoopla’s September 2026 Rental Market Report, which can be viewed here.

A tale of two markets

One of the most important messages from both Zoopla and the Office for National Statistics is that there is no single “UK rental market”.

In Windsor and Maidenhead, average private rents have remained broadly stable over the past year. Demand for homes to rent continues to be supported by excellent transport links, including the Elizabeth Line, access to major employment centres, good schools and the area’s location within commuting distance of London.

In Worcester, rental growth has been notably stronger. Average rents have risen more quickly and demand for well-presented, professionally managed accommodation remains robust. The city remains relatively affordable compared with much of the South East while providing a strong range of amenities, employment opportunities and transport connections. As a result, it continues to attract a broad mix of tenants, from young professionals and families to those relocating within the Midlands.

This reflects a wider national trend in which some regional markets are currently seeing stronger growth than traditionally higher-value locations.

While these markets are very different, they share one characteristic: good-quality homes continue to attract strong interest. Location, condition and professional management remain important factors for tenants when choosing where to live.

What prospective tenants are experiencing locally

For prospective tenants, the experience of finding a home has become increasingly competitive in many locations, although the extent varies considerably between markets.

Affordability remains a key consideration. While rents have not risen as rapidly as in some parts of the country, Maidenhead remains an expensive market by national standards. As a result, many tenants are taking longer to make moving decisions and are placing greater emphasis on value, location and quality of accommodation.

One trend we have noticed in both locations is that tenants are becoming increasingly selective. Rental demand may be strong, but prospective occupiers are looking carefully at the overall package on offer, including the condition of the property, responsiveness of management and the quality of the tenant experience.

For landlords, this is a useful reminder that successful property management is about more than simply responding to market conditions. Long-term occupancy, positive tenant relationships and maintaining properties to a good standard remain just as important as headline rental values. In our experience, tenants are more likely to stay for longer when accommodation is well maintained and communication is clear, which benefits both residents and landlords alike.

What we are seeing in our own buildings

Our experience broadly reflects the wider market data.

Our residential accommodation is fully occupied and when properties do become available, we typically see strong levels of interest from prospective tenants. Rents on new lettings have increased over the past year, particularly in Worcester where market conditions have remained strong.

However, occupancy is only one part of the picture. Long-term tenant relationships remain important to us. In particular, at Sandwell House in Worcester, many residents have lived in their homes for several years and a significant proportion have been with us for over a decade.

Long-term tenancies provide stability for residents and landlords alike and remain an important feature of our portfolio.

What does this mean for renters?

While national market reports provide useful context, the experience of renting ultimately depends on local conditions. For anyone looking for a home in Maidenhead or Worcester, good-quality properties continue to attract strong interest and prospective tenants are increasingly focused on quality, service and value as well as rent alone.
